Advice on the homeowner’s side

What stage is your project at?

You don’t need to have everything ready to ask for help. Choose your stage to see the advice that fits your project.

01 / DEVELOPING THE PLANS

Get ready for reliable prices

Understand what information you need before approaching builders and where your current plans leave questions unanswered.

02 / DRAWINGS READY

Prepare a clearer tender

Check your project pack for gaps and unclear scope, so builders can price a more consistent set of requirements.

03 / QUOTATIONS RECEIVED

Compare before you commit

Understand differences in scope, allowances and exclusions, and the questions to resolve before choosing your builder.

Advice tailored to the work you need

Your stage helps us identify the right service. We confirm the scope and fee before you proceed, taking account of the project’s size, complexity and available documents. Early guidance and document-only reviews are priced by enquiry; the full Project & Quotation Review is £1,500.

Budget & Project Feasibility

Can your budget deliver your plans?

A question your review can help address

“Our builders’ quotes are over £150,000, but our budget is £100,000. What can we realistically achieve?”

Understand the likely full cost of your project—and where changes to scope, specification or phasing could bring it closer to your budget.

  • Assess whether quotations cover the same work and appear reasonable for the proposed scope.
  • Identify costs beyond the builder’s headline price, including applicable VAT, professional fees, exclusions, items you buy yourself and contingency.
  • Explore practical changes and explain when the current design cannot realistically be delivered within your budget.

Our assessment provides an indicative cost range with clear assumptions, based on the information available. It is not a guaranteed final price. We confirm whether budget advice belongs within your quotation review or needs a separately scoped feasibility review.

Know what you’re agreeing to

A second pair of eyes.
A more informed decision.

Two quotations can look similar and include very different things. Builder’s Eye helps you compare the detail, identify gaps and ask useful questions before you choose a contractor or agree your scope.

01 / THE DOCUMENTS

Understand the project

Review your drawings and supporting documents to flag unclear scope, missing information and practical questions that could affect pricing or delivery.

02 / THE QUOTATIONS

Compare what’s included

Look beyond the headline totals. We examine allowances, exclusions and differences in scope so you can see where the quotations genuinely differ.

03 / THE NEXT STEPS

Know what to ask

Receive a structured review with clear observations, questions for your builder or design team, and practical recommendations for moving forward.

Experience from the site

Advice grounded
in building homes.

The detail you clarify now can make a real difference later.

Builder’s Eye grew from more than 25 years of running residential building projects, often managing several at once. That experience continues today, bringing a current, practical understanding of how plans, quotations, budgets and work on site fit together.

Across those projects, the same concern kept coming up: homeowners were being asked to make major financial decisions without a clear understanding of the process. What does the quotation really cover? What else needs budgeting for? Is the information ready for a builder to price—and what should happen next?

Builder’s Eye was created to put that construction experience to work on the homeowner’s side at this crucial stage. We help you understand what is involved, what the complete project is likely to cost and which questions to resolve before you commit, so you can begin better informed and better prepared.

Our role is to provide practical advice that supports your own decisions and your conversations with builders and the design team. Cost guidance is based on the information available, with clear assumptions about what remains uncertain.

How it works

Start with a conversation.

1

Tell us where you are

Email your project location, budget, intended start date, main concerns and which drawings and quotations you currently have.

2

Agree the review

We identify the right service and confirm its scope, fee and delivery date before you proceed. The full Project & Quotation Review is £1,500; earlier-stage services are priced by enquiry.

3

Make your next decision

Use the review to clarify scope, follow up on gaps and have more informed conversations with your builder and design team.

Do I need to have all my builders’ quotations?

No. Tell us what you have and where you are in the process. Comparing quotations is most useful when there is a clear set of project documents and more than one quotation, but a document review can help identify questions before you go out to tender.

When does the review turnaround start?

We agree a delivery date for your review once the complete, usable project pack has been received. If information is missing, we explain what is needed before confirming the timetable.

Can you help if the quotations exceed my budget?

Yes. We can assess the likely full project cost and discuss changes to scope, specification or phasing. The level of detail depends on the drawings and quotations available; any cost range is indicative and comes with clear assumptions. We agree the appropriate review and fee first.

Is this a survey or a replacement for my architect?

No. Builder’s Eye provides practical project and quotation advice. It does not replace a building survey, structural design, statutory approvals or the responsibilities of your architect, engineer or other appointed professionals.

How much does a review cost?

The full Project & Quotation Review is £1,500, with no VAT added. Early guidance, document-only reviews and separately scoped budget feasibility work are priced by enquiry. We confirm which service fits before you proceed. The full review includes a review of your project documents and builders’ quotations, a written report highlighting differences, gaps and questions, and a follow-up discussion of the findings.
